What are Geotechnical Requirements?
Geotechnical requirements refer to the assessments and standards used to understand the ground conditions of a site.
This includes testing soil strength, stability, and how the land is likely to handle construction or events like earthquakes. These requirements help make sure that the homes built are on safe and stable foundations.
Before building, engineers use this geotechnical information to decide what type of foundation is needed for each home.
Torlesse Estate is TC1 Equivalent, what does that mean?
TC1 is a classification originally used in Canterbury after the earthquakes and stands for Technical Category 1.
TC1 equivalent means:
The land is considered low risk for earthquake-related ground damage.
Standard residential foundations are typically suitable (no need for expensive or specialised engineering solutions).
It’s the most stable category when compared to TC2 or TC3 classifications.
TC1 equivalent land means you can build with confidence, knowing the ground is solid and construction requirements are straightforward.

Found a section? Payment & Planning
When do I make payment?
Once you return your signed Sale and Purchase Agreement, it may be subject to conditions you need to confirm. Once confirmed, the deposit is due. The remaining balance is payable at settlement.
What happens after I pay my deposit?
Now is the perfect time to finalise your house plans and choose a builder. We recommend speaking to builders already working in the area or asking your community for recommendations. Before construction begins, all building and fence plans must be approved by the Developer.
